includes a monthly balance sheet, monthly income and
expense statement, monthly homeowner summary, monthly
check book register, and copies of bank statements. On
your behalf, Stamar Management Corp also does
collections of Association dues, makes deposits, and
pays invoices. All income will be deposited into a
financial institution of your choice.

Property/on-site managers monitor the quality of
common area cleaning, landscape maintenance as well as any on-going repair
work. Quarterly manager’s reports are given to the
Association’s Board of Directors which highlight current
physical conditions of the buildings, include
suggestions for improvements, updates on activities
taking place and follow-ups on work in progress.
Perform regular inspections of the common areas
and individual lots.

Stamar
Management Corp has a long list of vendors who we’ve
successfully worked with over the years. Landscapers,
cleaning, maintenance, electricians, roofers, plumbers,
etc. are all available through Stamar. We bid out for
work and submit 3 bids to the Association for the Board
of Directors to choose from, the Association can also choose a
vendor of their own. With that said, Stamar has it's
site managers oversee the progress of the work and
submit progress reports to the Association as often as service is
being completed. We continue to competitively shop for
vendors during your contract and always do our best to
achieve the highest quality of service at the lowest
cost. All work is inspected prior to submitting payment
and payment is contingent upon Association’s approval.
Stamar
is here to act as a liaison between the Association’s
residents. We always offer suggestions on how to resolve
the issues in the most timely and efficient manner. We
follow the rules and regulations set forth in the
by-laws and declarations. If any illegal activities are
occurring, grounds for legal proceedings may
be in order and the Board will be notified.

Homeowner's may report issues
to Stamar at any time day or night via phone call or by
going online. If emergencies occur (i.e. flood, fire,
anything that cause physical immediate damage to the
property or physical immediate harm to any of the
residents), the proper authorities are notified
immediately and work will begin within 60-120 minutes of
the initial call.
