Exterior:

1)       Prime, Prep & Paint All Wood Work.

2)       Repair wood work where needed, light. Install 1x4 and 1x6 to cover dry rot.

3)       Remove existing shutters (2) and install new shutters (2) - paint accent color.

4)       Repair front post (1), paint (3) front post accent color to match shutters (2) and front door (1).

5)       Replace Flashings, Paint Vent Pipes, Tar down any lose shingles.

6)       Repair mortar cracks in brick, light - approx. 2 foot crack.

7)       Water Grass/Plants until construction is complete. Contractor to provide equipment.

8)       Remove All Shrubs in Front of House Yard, Install planter box, add soil, and install plants. Contractor to provide plants.

9)       Trim front trees as necessary (light) - Within reach of ladder.

10)    Clean, Mow & Trim up front/back lawn (1 service). Regular lawn maintenance will be provided by Contractor.

11)    Remove garage storm door; Install Steel exterior garage storm door.

12)    Replace all Window Screens.

13)    Caulk all sides of all windows and doors.

14)    Repair (1) broken window.

15)    Install new front doorbell switch.

16)    Install and/or repair Garage Security Light.

17)    Install front (1), back porch light (1) and light on side of house (1).

19)    Demo back porch patio cover (1), steel shed (1), and workshop (1).

20)    Remove Window A/C Unit protruding from garage. Patch Hole to match existing - Interior/Exterior.

21)    Powerwash front and back concrete walkways.

18)    Powerwash fence, repair as necessary (install post and slates where needed).

Interior:

1)       Demo/Remove existing Kitchen Cabinets (1 area), Bathroom Cabinets (2 areas), and master bedroom entertainment shelves.

2)       Demo/Remove kitchen shelves in dining room and living room.

3)       Demo/Remove ceiling beams in kitchen (4) and living room (2).

4)       Demo/Remove Bathroom medicine cabinets (2), sconce lights (4), existing shower tiles (2 areas), and shower pan (1).

5)       Demo/Remove existing sliding glass doors and glass frame in living room area.

6)       Remove existing kitchen, bathroom, closet, and door hardware throughout.

7)       Removal of all garbage & debris. Contractor to provide dumpster rental.

8)       Paint Walls, Ceilings, Trim & Doors throughout.

9)       Paint Kitchen Cabinets (1) and Kitchen Hutch (1).

10)    Paint Bathroom Cabinets (2).

11)    Install hardware on all doors & cabinets, brushed nickel finish (incl. toilet paper holder, towel rings, and towel rack).

12)    Remove popcorn ceiling & texture walls (splatter drag) to match existing.

13)    Remove wallpaper and/or primer wallpaper & texture (splatter drag) walls to match existing.

14)    Install new sheetrock where needed, patch any holes in walls & match texture (splatter drag) with existing.

15)    Remove existing wood paneling & texture walls (splatter drag) to match existing.

16)    Repair cracks throughout and match existing texture (splatter drag).

17)    Remove furrdown in master shower and sheetrock.

18)    Install new kitchen cabinets.

19)    Install (3) raised panel doors on existing Kitchen Hutch.

20)    Install Kitchen undermount sink (including new plumbing).

21)    Install Kitchen sink fixture, brushed nickel finish.

22)    Install Kitchen garbage disposal.

23)    Install Kitchen tumblestone backsplash.

24)    Purchase and install black Kitchen dishwasher, range, and vent hood.

25)    Remove existing double ovens and convert to pantry space.

 

26)    Install Granite Countertops; Kitchen cabinets and Kitchen hutch.

 
 

27)    Install Bathroom toilets (2).

28)    Install Bathroom combo vanity (2) including espresso cabinet, framed mirror & cultured marble countertops.

29)    Install Bathroom overmount sink (2).

42)    Move and Cap existing Kitchen Gas pipe approximately 1 foot.

43)    Bring existing water heater up to code.

44)    Replace all sink valves and hoses.

45)    Install Laundry faucets.

46)    Install new thermostat in Living Room.

47)    Remove existing fireplace screen and gold molding and replace with new (steel screen and wood molding).

48)    Install new floor molding throughout.

49)    Install and paint entertainment cabinet in master bedroom and trim out entertainment opening.

50)    Install hollow core interior door in laundry, and new pantry.

51)    Install French doors and frame in 1 foot on each side and sheetrock interior and install siding on exterior.

52)    Sand, Primer and Paint Front Door.

53)    Remove existing garage wood paneling, tape and bed sheetrock, and paint (no texture).

54)    Repair garage ceiling (1 sheet of plywood).

55)    Install new garage door opener with remote.

56)    Install Carpet in living, hallway, room (1) and (2), closets, and master bedroom.

57)    Prep existing floor and install tile in entry, laundry, guest bathroom, and master bathroom.

58)    Install hardie backer on shower walls (13 sheets).

59)    Install tile on shower walls (2 areas).

60)    Move existing shower faucet opening up approximately 1-2 feet.

61)    Construction Clean-up (includes cleaning all surfaces and windows).

62)   Repair Foundation: 8 Piers
